Part 2: The next wave of residential development.

We are showing highlights in each category of what’s coming in the next wave of Miami residential development. There are far too many to showcase them all, but we will share some of the best with our readers. First up, are the hotel branded residences coming to Miami.

Waldorf Astoria Residences, Miami

Waldorf Astoria Residences, Miami

The architecturally awe-inspiring Waldorf Astoria Hotel & Residences Miami will be a 100-story “Supertall”. It will feature nine spiraling, offset glass cubes designed to be evenly stacked distinguishing the property’s architecture from anything else on the East Coast. The building will offer 360-degree views of downtown Miami, Miami Beach, and the Atlantic Ocean. It will consist of 360 private residences, in addition to 205 guestrooms and suites within the luxury hotel, which will be in the first three cubes of the tower. Hotel guests and residents will have access to the Waldorf Astoria brand’s world-famous Peacock Alley, a specialty restaurant, indoor/outdoor event spaces; meetings and boardrooms, a resort-style pool deck with private cabanas, and a holistic wellness spa and fitness center. Condo prices will start from $3.3 million, Sky Collection from $4.42 million and penthouses from $23 million. Ready Q3 2027.

Baccarat Residences, Miami

Baccarat Residences, Miami

This will be Baccarat’s first residential tower in Miami following the success of Baccarat Hotel & Residences in New York City. The tower will reflect on the glittering legacy of the legendary French Baccarat crystal company to create a luminous monument to the brand’s 250-year heritage. It will be 75 stories high with 355 residences including eight penthouses designed by renowned Arquitectonica resembling waves in a sea of glass. The glass tower will offer two-to-four-bedrooms all with water views. It will have a private marina along the Miami River and a residents’ yacht. Water taxis and town cars will also be available for residents plus a beach club membership at the 1 Hotel in South Beach. There will also be a La Mer Spa on-premises. The property will be managed by SH Hotels and Resorts with top-notch service. Prices start at $2.5 million. Ready 2028.

The Residences at Mandarin Oriental, Miami

The Residences at Mandarin Oriental, Miami

Conceived as an “Island on an Island” sitting on 5 acres, The Residences at Mandarin Oriental, Miami, will provide gracious, secluded waterfront living, just minutes from the city center on Brickell Key. The South Tower, rising 66 stories above the coastline of Biscayne Bay, will have 228 residences ranging from two-to-five-bedrooms with expansive floorplans and two exclusive duplex penthouses. The Mandarin Oriental North Tower rising 400 feet will house the hotel offering 121 guest rooms, 6 private residences and 28 hotel residences. When completed, the new hotel will be the flagship North American Mandarin Oriental. Prices start at $5 million. Ready Q1 2029

St. Regis Residences, Miami

St. Regis Residences, Miami

The St. Regis Residences will be a 50-story building in the heart of Miami. It will consist of 152 waterfront residences ranging from 2-to-6 bedrooms including the two penthouses, two waterfront garden villas, sky villas and the tower residences. There will be 50,000 square feet of amenities paying homage to the glitz and glamour of the Brickell and Astor families. Butler services, a wellness center with pilates and yoga, pickleball court, private marina and holistic healing will be offered. There will also be a St. Regis Tea Room as well as a fine dining restaurant by Michelin-starred chef Fabio Trabocchi. Owners will receive a complimentary yacht club membership offering curated experiences aboard a fleet of world-class yachts. Prices start at $4 million. Ready Q2 2027.

EDITION Residences, Edgewater

EDITION Residences, Edgewater

EDITION Residences Miami in the expanding Edgewater neighborhood is the brand’s first independent collection of fully serviced luxury condominium residences. The glistening 55-story tower will boast more than 800 linear feet of bay frontage and feature 185 bespoke residences. Exuding the same level of luxury and service of the famed hospitality brand, the development will introduce over 45,000 square feet of indoor and outdoor amenity spaces. Expansive floorplans will range from one-bedroom-plus-den to four-bedrooms. The tower will also feature two expansive tri-level penthouses, each with private rooftop pools and gardens. The Ritz Carlton Residences in South Beach will mark the beginning of the new “Billionaires Row”. This new 15-story boutique condo building will have only 30 residences, one-to-three bedrooms plus two duplex penthouses, all with ocean views. What will set this development apart will be its exclusive residents’-only amenity floor, signature on-site restaurant by a Michelin-star chef, and preferred access to both the Ritz Carlton Hotel to the south and Sagamore to the north. Prices start at $3.9 million for residences and $125 million for the combined penthouses. Ready Q1 2027.

The Raleigh Rosewood Residences, South Beach

The Raleigh Rosewood Residences, South Beach

The Raleigh Rosewood property is one of South Beach’s most anticipated and transformative new oceanfront developments, combining a rich history as a prime destination for celebrity guests and memorable moments in high culture and one of the most iconic swimming pools in the world. The Raleigh Residences, newly built, will rise 17 stories at the heart of the three-acre property. The original Raleigh hotel will be fully restored to its 1940s style and elegance by Peter Marino, including its iconic Martini Bar and Tiger Room restaurant, and will become a new 60-suite Rosewood Hotel. A private Beach Club for residents and guests, inspired by the architecture of Oscar Niemeyer, will boast the Langosteria location. Prices start at $10 million for three bedrooms and the penthouse is priced at $150 million. Ready Q4 2026.

The Shore Club Private Collection, South Beach

The Shore Club Private Collection, South Beach

The Shore Club Private Collection in South Beach is also located along the new “Billionaires Row”. Award-winning Robert A.M. Stern Architects is designing both the exteriors and interiors of 49 private beachfront residences. The residential collection is composed of The Tower, a new ground-up building of two-to six-bedroom residences, Cromwell House, an iconic, eight-story Art Deco building first completed in 1939 that will be restored and reimagined into four simplexes, one duplex and one penthouse; and The Beach House, South Beach’s only single-family oceanfront home. With all residences serviced by Auberge Resorts, residents will enjoy intimate, tailored amenities, such as a world-class spa and fitness center, discreet entrance, three swimming pools, and signature restaurant. Pricing starts at $9 million, and the one self-standing beachfront home is priced at $39 million. A record-breaking upper penthouse was already sold for $120 million. Ready 2027.
